The Lagos State Government has identified 176 housing estates operating without approved layouts and issued a 21-day ultimatum to regularise their documentation or face sanctions.
In a statement released on Monday, the Ministry of Physical Planning and Urban Development said the estates—located in Eti-Osa, Ajah, Ibeju-Lekki, and Epe—were flagged following a comprehensive audit exercise.
Permanent Secretary of the Ministry, Oluwole Sotire, stated that the flagged developments violated the principles of sustainable urban planning and undermined the T.H.E.M.E.S+ Agenda of the state government.
“The estates in question are operating without approved layouts, thereby compromising the orderly development of the state,” he said.
Among those listed are Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate-Elegushi, and Royal View Estate in Ikota.
The government has directed all affected estate developers and promoters to visit the Ministry’s office at the State Secretariat in Alausa, Ikeja, within 21 days to regularise their documentation and initiate the layout approval process.
Sotire emphasised that the exercise is a routine function of the Ministry aimed at regulating estate development in Lagos State and ensuring that both public and private residential schemes align with the vision of a functional, organised, and resilient smart city.
He also urged all real estate operators in the state to register with the Lagos State Real Estate Regulatory Authority (LASRERA) as part of efforts to enhance sector-wide coordination and oversight.
